- ItemAirbnb in Budapest: analysing spatial patterns and room of hotels and peer-to-peer accomodations(2018) Boros, Lajos; Dudás, Gábor; Kovalcsik, Tamás; Papp, Sándor; Vida, GyörgyThe aim of the paper is to reveal how the proliferation of Airbnb is shaping hotel room and short-term accommodation rates in Budapest, which areas are most affected and whether there is any spatial concentration. We performed a manually made internet data query and applied GIS-based mapping methods to visualise the spatiality of Airbnb in Budapest and highlight the differences in room rates. Our results show that both the hotel and Airbnb supply concentrates mainly in the centre of the city, causing fierce competition between hotels and Airbnb hosts. Furthermore, Airbnb also has a strong impact on the rental market through the increasing rental prices.
- ItemThe effects of COVID-19 on Airbnb(2020) Boros, Lajos; Dudás, Gábor; Kovalcsik, TamásCOVID-19 pandemic starting at the end of 2019, hit hard tourism and hospitality industries throughout the world. As a part of the processes, the most popular P2P accommodation service, the Airbnb also faced a rapid drop in bookings. This study explores and compares the effects of the first wave of the pandemic on the Airbnb markets of 15 cities. The analysis is based on the data retrieved from Insideairbnb.com. Booking trends are compared between 2019 and 2020 and a day-to-day analysis of occupancy rates during the first months of 2020 is also performed. Special attention was paid to the effects of pandemic on different price categories of listings. The results show that the evolution of local pandemic situation had the most significant impact on bookings and occupancy rates in the investigated cities. The characteristics of local markets and the pandemic and economic situation of sending countries had also great influence on the bookings and cancellations. In addition, in some cases the cancellations did not affect the reservations made for the later periods, meaning that tourists hoped for a quick recovery. The effect on price categories was also different from one location to another. The study provides empirical insights to the effects of the disease on P2P accommodations. Furthermore, the future of short-term rentals is also discussed briefly.
- ItemPrice determinants of Airbnb listing prices in Lake Balaton Touristic Region, Hungary(2020) Dudás, Gábor; Kovalcsik, Tamás; Vida, György; Boros, Lajos; Nagy, GyulaThe aim of the paper was to investigate the impact of different accommodation attributes on Airbnb listing prices in a touristic area. The study applied hedonic price modeling utilizing a sample of 2417 Airbnb accommodation rental offers in the Lake Balaton Touristic Region in Hungary. Our results revealed that property-related attributes significantly influence Airbnb prices although the magnitude of these effects is very diverse and complex. The OLS findings showed that the provision of air conditioning, free internet, and free parking are the main determinants of Airbnb price in the sample area, while the number of available photos and the presence of a kitchen does not significantly influence the price. The quantile regression results further demonstrated that capacity, the provision of breakfast, and TV leads to higher prices among the higher-priced accommodations, while the number of bedrooms and bathrooms, smoking, and free parking influence more the prices of lower-end accommodations.
- ItemA socio-economic analysis of Airbnb in New York City(2017) Dudás, Gábor; Vida, György; Kovalcsik, Tamás; Boros, LajosIn recent years, the so-called sharing economy has spread all over the world and, through the proliferation of online peer-to-peer platforms, provides a marketplace that matches sellers who want to sell/share their underutilised assets with buyers who need them. One of the well-known and heavily debated manifestations of the sharing economyis an accommodation provider platform called Airbnb. Airbnb is experiencing astonishing growth provoking several intense debates, regulatory challenges, and political battles due to its wide-spread effects on rental and real-estate markets. Thus, it is important to analyse the uneven spatial effects of the phenomenon. This paper aims to map Airbnb’s presence in New York City but, going beyond visual inspection, it analyses the socio-economic factors influencing the spatiality of Airbnb in the American metropolis. After collecting data from various data sources, we performed a statistical analysis (correlation, regression analysis) to determine the socio-economic conditions of areas and revealed those factors that may affect the spatial distribution of Airbnb listings in the city. Results highlight that (1) Airbnb supply concentrates in those parts of New York City with a young population, (2) there is a significant number of housing units, and (3) the number of points of interest is high.
- ItemThe visualisation of the spatiality of Airbnb in Budapest using 3-band raster represeantation(2017) Dudás, Gábor; Boros, Lajos; Kovalcsik, Tamás; Kovalcsik, BalázsDue to the development of ICT technologies the so-called sharing economy has spread all over the world, gaining significant market share in certain sectors. One of the well-known and debated manifestations of sharing economy is Airbnb, which is an online platform for accommodation provision. Airbnb has wide-spreading effects on rental and real estate markets, thus it is important to analyse the uneven spatial effects of the phenomenon. This paper aims to map and analyse the intra-urban spatial pattern of Airbnb using three indicators: prices, distance from centre, and attractiveness of the area. The case study area is Budapest, Hungary. Collecting data from various sources we compiled 3-band raster maps to present the significance of the selected indicators. The maps reveal the hotspots of Airbnb within the city and the effects of distance and attractiveness on Airbnb prices.
